The second floor of the former Downtown Artery on Linden Street is set to be transformed into co-housing.

According to the Coloradoan, the Helix Development Group of Fort Collins is eyeing the property with plans to add nine bedrooms, shared bathrooms, a living room, a kitchen and more to the floor.

The company, which formed in 2017 to bring affordable housing to the Choice City, is currently waiting on a building permit from the City of Fort Collins. If they obtain the permit, the $521,000 project will begin construction at the end of this month.

"Smaller projects make more sense for what we need here, especially in downtown where there's a lack of housing and lack of housing in the price range we're shooting for," Josh Harrison, President of Helix Development, told the publication. "Our hope is that the common area will be used as a collaborative space."

Harrison said that the property should be ready for tenants by Sept. 1, with rent ranging from $800 to $1,200, including utilities.

The first floor of the building, which previously hosted funk nights and dance parties, still houses Women & Inc, a coaching company, Dark Light Studios, a tattoo shop, and The Coast, one of Old Town's longest-running bars.

The renovation will not affect these existing businesses.
