Housing in Colorado is insane right now with how expensive it is in a lot of places, Weld County included.

There are some nice finds out there that can possibly fit in your budget, but you may have to sacrifice a thing or two to make it work.

In this particular case, it's a bit out of the way. Now let me start out by saying that I'm not including townhomes, condos, manufactured homes, or 55 and over communities. I'm simply looking at detached, single-family dwellings.

There are plenty of manufactured homes that are less expensive but I'm simply looking at single-family and detached dwellings. In those categories, it's getting more and more difficult to find anything under $300K that's standing, has walls and a ceiling, and is actually able to be lived in.

According to Property Shark, this home in Greeley at 805 24th Ave has an offer on it but they are accepting backup offers. It's small, with 2 beds, 1 bath, and less than 900 square feet of living space. But for the price, if you're not needing anything big, this could be something for you.

Or, at the very least, a nice flipper.
